So we started teaching those four numbers. First to friends, then to a meetup, then to cohorts of teachers, nurses, and trades who wanted a second income they understood.
There's no jet, no rented mansion, no "financial freedom in 90 days" promise. There's a worksheet, a market, and a plan you can explain to your spouse.

Duplexes in ordinary neighborhoods have built more student equity than any flashy strategy we've taught.
